
UNDERSIDE OF DECKING
All of the lakeside decks have been fitted with a white vinyl material to catch rain water and direct it to a gutter system. This material also has a 'bead-board' effect similar to the wainscotting that we have installed in the hallways and bathrooms.
FIRE RETARDANT CELLULOSE INSULATION IN WALLS, CEILINGS AND BETWEEN FLOORS
All of our exterior walls, party walls, and floor/ceilings have a fire retardant blown-in cellulose insulation applied to them for insulation purposes and sound and fire control. Exterior walls have an R-Factor of 21 and attic ceilings have an R-factor of 50. All floor rim joists are foam with an R-Factor of 21. These insulation materials have all been supplied and installed by a certified dealer/contractor, Fourway Roofing and Insulation Company, from Hospers, Iowa.
SOUND CONTROL--UNDERLAYMENT AND SOUND MAT
We have constructed our floor system to help control the sound from resonating between floors. We have installed a sound mat called Acousti-Mat II, and then covered that with a 1-1/4" thick layer of a fire-resistant material called Maxxon Underlayment. These materials have been professionally installed by experienced and certified dealers.

Our floor has been constructed in the manner show above, but with a few changes. We have approximately 1-1/4" of the Maxxon Underlayment installed on top of the Acousti-Mat II rather than one inch. Our floors are also constructed using 3/4" OSB subfloor which has been glued and screwed to the 18" manufactuered wood floor joists. We have installed the 5/8" gypsum board and the Resilient Channels for ceiling, and then filled the 18" floor truss cavity with fire retardant cellulose insulation for fire and sound control.
All of the facing party walls have been constructed using an exterior grade 5/8" firecode drywall between the units. Each separate party wall has been constructed with exterior graded 5/8" firecode drywall, then either 2x4 or 2x6 walls spaced 16" on center, depending on which unit it is, followed by the resilient channel and another layer of 5/8" fire code drywall. The wall cavity is then filled with fire retardant insulation. With these two adjacent party walls constructed in this manner, a one inch wide air space separates the two party walls. This construction travels from the concrete floor all the way to the top chord of the roof trusses and sheeting. This creates a separation between the units to help control sound vibrations traveling between units.
PREPAINTED CEMENT BOARD SIDING
Our siding features James Hardie Brand prepainted fibrous cement board siding. All windows and doors have been trimmed with prepainted LP Smart Trim. Fascias and eaves have all been covered with prepainted LP Smart trim and soffits have been fitted with vented and non-vented cement board material from Certainteed.
AUTOMATIC FIRE SPRINKLERS AND SMOKE DETECTORS
All of our units have sprinkler systems installed in them for fire containment and life saving purposes. Sprinkler heads are also installed on the exterior of the building on the underside of all decks. All sprinkler system components have been professionally installed by Licensed Fire Sprinkler Installers.

VINYL EXTERIOR WINDOWS AND STEEL INSULATED DOORS
All windows are constructed of white vinly exteriors and interiors. All exterior doors are insulated metal doors that have been factory painted prior to installation.


LAKESIDE SWIMMING POOL
The swimming pool is 20' wide and 40' long and travels from a starting depth of roughly 36" to a final depth of 60". The main body of the pool is constructed of 10" to 12" thick cement and reinforced steel rebar. Some of the planned features include a water fall, water fountains, volleyball net and basketball hoop, poolside firepit, and patio area for lounge chairs. The pool will be surrounded by a cement patio area, 5' tall fence, beautiful landscaping and grass. The swimming pool has been professionally installed by a contractor from Sioux Falls.
